Questions to ask...
 
1. When was the roof last replace?
2. What type of roofing product was used?
3. When was the electrical box last updated?
4. If there was any remodeling was the electrical and plumbing replaced completely? (Were the walls stripped to the studs and everything replaced?)
5. When was the heating/ac last replaced?
 
Things to look for...
 
1. Wood Shake roofs receive surcharges from most insurance companies a few will not even insure homes with these type of roofs. Remember the climate is too dry in Colorado for wood roofs. If there is one on a house you love check on how it has been maintained, when was the last time it water sealed.
 
2. From the ground look at the roof, for discolred shingles where tree branches have rubbed against the roof. Curled shingles (look like potatoe chips) or missing shingles can mean a leaky roof. Check the ceilings for water stains or cracks along the joist.
 
3. Check the facia under the eves of the house and around the gutters for cracked or bulging wood.
 
4. Look under sinks for water stains and around toilets. Look for possible water damage or sewer back ups. If there are trees around the home maybe check the sewer line with a video scan. I have an old farm home and we have the rotor-router out every spring when the tree roots start to grow to keep our line clear.
 
5. Check the fences for splits in the post. This could causee the fence to blow over in a windstorm.
